America’s real estate frenzy shows no sign of slowing down as a rapid rise in home valuations leads to an interior design boom.
With some states reporting property values going up by as much as 30% in the past 12 months alone, an increasing number of homeowners have been looking to upgrade their interiors as an investment, and to spend some of their money saved during the pandemic.
It was just this August that industry groups in Massachusetts reported that the average single family home in the state was being listed at over $535,0000. And with renovations improving the overall value per square foot, especially for older homes, owners have been looking to upgrade.
So what are some of the ways in which you can boost the value of your home with interior design?
1. Kitchen remodeling
Kitchen remodeling is the most popular design project for American homeowners in 2021. With the kitchen being seen as the place for cooking, reading, watching TV and spending time with the family, the modern kitchen is replacing the living room as the most popular location in the home.
EA Home Design co-founder Ali Meshksar, an industry veteran working on kitchen and bathroom remodeling projects across the state of Virginia says, “Planning a kitchen can be challenging. You want your kitchen design to be functional and attractive, but also affordable.”
For kitchen improvements, creating open plan environments and modernizing surfaces can transform the appeal of the room, and make it more conducive to 21st century living. With the kitchen being a place to eat and a creative workspace for families, larger surfaces, and a central island are among the popular renovation options to bring lasting value.
“Whether your kitchen is small or spacious, it needs to be well-organized, comfortable, practical and stylish.”
This also includes a minimalist approach to provide more functionality to the kitchen without clutter. Light fixtures and direct lighting above kitchen surfaces can also enhance the mood and the aesthetic of your kitchen.
2. Bathroom renovations
Another option for homeowners is to transform their bathrooms. From replacing old bathtubs to tiling and new lighting fixtures, the bathroom can bring additional value to the home, and provide not only a functional space, but a relaxing area with conversions into spas for those looking at more luxurious finishes.
“The flexibility and straight lines of a remodeling design can create a calming and welcoming environment in your home. Infuse character into your bathroom design while adding a spa aesthetic for additional comfort and luxury,” notes Meshksar.
3. Functional accessories
Planning for functional accessories can have a big impact on how the space looks and feels. For practical purposes, homeowners can make areas of the home both functional and decorative to increase appeal and general wellbeing. Among the items that can enhance values and bring a new flair to the existing environment include lighting fixtures, fireplace screens, cabinet hardware, mirrors and more.
4. Space upgrades
Decluttering and space upgrades can bring wonders to the home. From foldout beds to re-designed table tops that can be moved around, this kind of planning can bring purpose and style to your interiors. For smaller homes and tight spaces, utilizing corners of the room and turning them into functional areas that can be adjusted and adapted can suddenly transform their appeal.
For small home owners, kitchen and bathroom remodeling can significantly increase property value. And for those unused and wasted areas in the home, bringing functionality and style to them can improve overall wellbeing and improve the property’s attractiveness to homebuyers looking for comfort and modern styles.
What will you be designing for your next home renovation project?
